Project Overview

This project involved construction of a five-story apartment building with 115 residential units and a single level of below-grade parking. Located in the heart of Georgetown, Washington, D.C., MTI Engineering and Testing played a key role in the project by conducting preexisting condition surveys, subsurface exploration, geotechnical evaluation report preparation, and with comprehensive testing and inspection services.

Challenges

MTI addressed several geotechnical and structural challenges, including:

  • Project Transition: Correlating prior soil boring data from a different development plan with new MTI borings in preparing a geotechnical evaluation report.
  • Subsurface Conditions: Identifying existing fill material that required removal and replacement with engineered fill for proper foundation support.
  • Crane Load Capacity: Evaluating the crane support foundation’s load-bearing capacity to prevent differential settlement.

MTI’s Approach

MTI provided expert geotechnical and inspection services to overcome these challenges:

  • Geotechnical Engineering: Conducted additional borings, field and laboratory testing, and engineering analysis to supplement existing data and develop a comprehensive geotechnical report.
  • Excavation & Dewatering: Recommended controlled rock excavation/removal for the parking level and proposed deep dewatering wells and a permanent dewatering system to properly manage the groundwater table.
  • Structural Support Solutions: Advised on an earth retention system and an under-slab drainage system to enhance stability and mitigate water infiltration.
  • Crane Foundation Evaluation: Assessed and confirmed the crane foundation’s load-bearing capacity to meet design requirements.
  • Testing & Inspections: Performed full-scope special inspections, including evaluations of SOE-driven soldier piles, underpinning, foundations, concrete, reinforcing steel, post-tensioned beams, masonry, and structural steel.

Outcome

Completed in early 2024, this project benefited from MTI’s thorough geotechnical analysis, value engineering, and rigorous testing and inspection services. Our expertise ensured foundation stability, effective excavation methods, and construction practices met design specifications.
