Project Overview
Oakton High School underwent a major multi-phase renovation and expansion to modernize its facilities and accommodate a growing student population. The scope included a new three-story classroom addition, improvements to the existing school infrastructure, and the construction of a one-story concessions building with additional restrooms to support the school’s athletic programs. MTI provided geotechnical engineering recommendations on the concessions building addition as well as a variety of Construction Materials Testing (CMT) and Special Inspections (SI) for structural components throughout the broader renovation and addition effort.
Challenges
This expansive project faced several challenges that required special attention, including the following:
- Existing Fill at Concessions Site: The presence of existing fill beneath the concessions building created concerns for foundation stability and required a cost-conscious engineering solution.
- CMU Wall Strength Deficiencies: Early testing during construction revealed that mortar and grout used in CMU walls of the new classroom addition were not meeting design strength requirements.
- Construction Coordination Complexity: Multiple active construction areas and stakeholders created coordination complexity and risked project momentum and quality.
MTI’s Approach
MTI provided expert geotechnical and inspection services to overcome these challenges:
- Deep Foundation Recommendation: MTI conducted borings at the concessions site and recommended helical piers, providing a more efficient and economical alternative to excavating the existing fill and shoring.
- Mortar & Grout Quality Control: MTI worked with the project team to identify issues and implement adjustments in mix proportions, curing, and storage, ensuring CMU wall components achieved the required strength.
- Integrated Site Coordination: MTI provided continuous on-site support and clear communication with the Structural Engineer of Record, the GC, and subcontractors, helping to resolve challenges and deficiencies quickly and avoid delays.
- Comprehensive CMT & Special Inspections: MTI delivered a wide range of testing and inspections, including foundation column and wall footing, CMU wall systems, slab-on-grade components, sheeting and shoring, elevated slabs, elongation of post-tensioning strength, structural steel framing, concrete on metal decks, and fireproofing.
Outcome
With MTI’s geotechnical report and rigorous testing support, Oakton High School’s was successfully constructed according to all design specifications. Our collaborative and responsive approach helped minimize delays, resolve field issues efficiently, and ensure the structural integrity of each phase. The result is a revitalized campus that now offers modernized educational spaces and enhanced amenities for students and staff.
